Some advise for the demolition of property in Perth

WE FOCUS ON OFFERING YOU A PROFESSIONAL AND FRIENDLY SERVICE

6 Factors that make demolition jobs more challenging

  • Asbestos needs to be removed in accordance with legal guidelines. It was used extensively in buildings and fences, and there are strict regulations in place for removing asbestos from your property.    All demolition projects require an Asbestos Assessment, even if it unlikely that you have asbestos.  It is a legal requirement.

  • Hazardous chemicals is not normally an issue with home or rear demolitions, but there have been occasions where chemicals have been found or even dumped on a site.

  • Nearby buildings/structures may affect a demolition especially if the house next door has been built 1 metre from the fence line.  Extra planning and co-ordination is required when this is the case.  Very large trees also pose a very real risk to neighbouring property.  Ask our advise on these matters.

  • Heritage conservation laws may affect demolition.  Certain buildings have historical and cultural interest and may be covered by conservation laws.  If this is the case you will need special permission to do any type of work on these buildings.

  • Noise problems in some areas can be disturbing, such as a demolition near a hospital or aged care facility, shopping centre's and schools.  We assess these unique challenges of your demolition, and our expertise and experience means we can help you see this project through to the end.

  • Busy Roads are dangerous to work on and sometimes traffic management is required.  We make these arrangement for you..

How to prepare an abandoned house for demolition

  • You need to know how to prepare a home and the property for demolition so everything runs smoothly.  Here are the most common preparation steps;

  • Choosing between mechanical or hand demolition is necessary for the safety of all involved.  We assess the property for safety and advise which is the safest form of demolition.

  • Putting up fencing to prevent vagrants from squatting in the property is recommended.  Squatters can leave the property in a much worse condition, leaving clothing, food, needles, etc, which creates extra costs for you, the owner.

  • Rat Baiting keeps rodents and pests from invading the property, and keeps any resident invaders from moving to neighboring properties at demolition.

  • Securing property by boarding up may be required.  This keeps the property safer from squatters, but also regularly checking on the property helps to combat this problem.

  • Try to get hold of the site plans, including any upgrades to the home, this helps in identifying any unseen ugrades such as walled off rooms or cellars built on site.

  • If the property is not lived in, call the council to collect the bins, it will save you some money, and prevent them from being taken or used by others.

  • These are only a few preparations, if you are ready for the demolition process, contact us for a free quote, we help with organising temporary fencing for you, and other services required in the demolition process.

How to prepare for the demolition of your residential property

  • Demolishing your property can be a daunting and complicated prospect.   Not only does the project encompass a large scale of preparation work, but demolition required having a crew of professionals, who can hand strip asbestos and operate heavy machinery on site.

  • Regardless of the size of your demolition it is unlikely that you have done this before, so homeowners should hire a reputable demolition company with proper licencing, and who have experience in your particular project.

  • House demolitions require you to vacate the property prior to demolition, keeping the property as secure as you can.

  • Your demolition crew should be able to demolish your property in a timely manner, and give you all the advice you need to complete the demolition.

  • We carry out a site meeting with you just prior to the demolition commencing to ensure to do the final walk through of the site, discussing the demolition in its entirety to that everyone is on the same page prior to commencement.

  • As a rule, anything not included in the demolition scope of work should be removed from the site.  This needs to happen prior to the final site inspection.

  • For rear partial demolitions ensure any vehicles and items to be retained are removed from the driveway and the footprint of the demolition.

  • If you already have a builder, ensure they are kept in the loop, as they may know answers to questions you are unsure of.

How to prepare your neighbours for the demolition

  • Some people, who may be one of your neighbours, may not like changes in their street, the noise, removal of fences, and disturbance around their home, keep this in mind when planning a demolition.

  • Keep your neighbour's in the loop with all aspects of the planned demolition. Visit your neighbours on either side, immediately across the road,  and at the rear of the property, especially if you plan to remove and build new fences.

  • A dilapidation report prior to demolition may prevent erosion and damage disputes that may arise in the future.

  • But remember, being friendly and informative to your neighbour goes a long way as they are more tolerant if they are aware of the demolition before it begins.

  • We as a professional demolition company also do a letter drop just prior to the demolition, advising them of the noise and dust, asking them to keep their windows closed during the process, but this is only done a few days before the demolition, and is no consolation for a friendly visit from you.

Safety First: How contractors minimise risk during demolition

  • Demolition looks like a scary proposition, and if it is not completed properly it can be.

  • Professional and experienced demolition contractors use the correct method for a job based on building size, materials, other structures nearby, and traffic in the area.

  • There are important factors to consider when planning a demolition, such as the height of the building, access to the property, cellars, raised sections, etc.  The demolition team knows how to deal with these factors, and will discuss with you any changes that need to be done pre-demolition to ensure the project is done safely and on time.

  • Once the temporary fence has been installed it is a message to others that this is a demolition site, and only authorised access is permitted.  We do not allow spectators on site once the fencing has been erected to ensure our strict safety protocols have been adhered to.

  • We have expert knowledge and training is provided.  We employ a OHS Officer who has completed a Cert 4 in OHS, to ensure safety is our number one priority on site.

Why is Rat Baiting a property necessary before demolition

  • Rat Baiting prior to demolition is required to be done prior to demolition by Council.

  • Rat Baiting is required so that vermin that have been living in or near your property have been properly controlled prior to demolition, so these rodents don't just move to your neighbours property.

  • Rats and mice, which are in every suburb in Perth, are a disease carrying pest, so it is important to properly ensure that they do not spread from property to property.

  • This method also attract rodents from other area as they will be attracted to the smell of the baits, further ridding the area of rodents.

  • All council in Perth now require a rat baiting certificate to be included in the demolition permit application.

  • As a safety measure it also gives our crew a safe working environment when hand stripping asbestos that they do not get bitten by rodents carrying diseases.

Noise and Dust impact on your Neighbours

  • Demolition works can be an inconvenience to those living or working nearby, resulting from loud noise, dust, and vehicles.

  • These can impact your Neighbour's health, property or sleep patterns.

  • Communication is the key to keeping your neighbours happy.

  • A good demolition company will plan ahead and attempt to do the job as quickly and safely as possible,  minimising the amount of time on site.

  • Warn your neighbours that when the fence has been erected and you have had the final site meeting, that the demolition is close, probably in a week or so.  We also letter drop just prior to the demolition to advise neighbours of an impending demolition.

How much does demolishing your house cost

  • The average cost of a demolition a house in Australia averages between $13,000.00 and $20,000.00.

  • The house size, construction materials, access to the property, swimming pools, underground bunkers are all factors that influence and may increase the average demolition costs.

  • Demolition is a fraction of the value of your land you are planning to re-develop, or sell.  So always look at the bigger picture when thinking of demolishing.

  • All demolitions require an asbestos clearance, even if you don't think you have any asbestos on site, it is a requirement of the council, when applying for a demolition permit.

  • Contact us for an obligation free quote today.  Remember the investment outweighs the cost 10 to 1

Are you thinking of sub-dividing your property

  • Got approval to do a sub-division to divide your block, then here are a few things to know.

  • Your rear or battle axe demolition is still treated as a demolition clearance, and that is because the developer or the buyer of your block, wants to re-develop it.

  • If developing yourself, your developer may want to keep some trees, we check the plans prior to demolition.

  • Otherwise the block should be totally cleared, and raked to         750-800mm depth.  Raking the block of all debris gives the new developer or buyer a nice clean block to work with.

  • Remember this demolition is only a small part of what the block is worth in the end, and is absolutely worth the small investment for the bigger gain.

  • All rear clearances require an asbestos assessment done, it is a council requirement.

  • We can even partially demolish sections of the main property to allow for minimum clearances in a         sub-division application.
